Coquitlam – In February there were 355 attached homes for sale… fast forward to march and it up to 413!

There is an influx of 2 bedroom condos in Coquitlam and most of them are similar. In the 850-1000 sqft, there is plenty to choose from. Whether you want a concrete or low rise there is something for everyone.

North Coquitlam

Burke Mountain ( tonnes of townhomes on the market)

New Westminster

Buyers best beets are in the $600,000 – $700,000 price range.

Average sale price of an attached home in New Westminster is $525,000

Areas of interest:

Queensborough – Buyers market, a  lot of inventory.

Downtown New West – Still quite of bit of inventory – something for everyones price range, from older condos to newer units. Great area and has had redevelopment happen in the last 2 years.


Surrey – 257 homes priced under $1,000,000. If you are looking at a fixer upper or a small home you may be able to purchase one for around $600,000. Don’t be fooled by the price tag, it will need work.

North Surrey is starting to pick up, with larger lots and some neighbourhood revitalization.

Surrey has a vast amount of land, so it is still fairly reasonably priced for a starter home. With the petition for the skytrain to go ahead, it will be a great investment for the next 5-10 years.

Brookswood Langley – This area has not had much attention until recently. With homes in the $750,000 range, lots average 10,000sqft!

Great investment for future subdivistion, or if you want your kids to have a great backyard to play in.

Coquitlam For the upsizer looking to buy a home with a decent lot. Homes in Coquitlam are hovering that $1M mark.

Port Coquitlam – Mary Hill/Lower Mary Hill – with no sales in the month of March, this area is ready for offers to be made. Which properties? That’s where an experience agent like me can help you out.

Maple Ridge Similar to Surrey, there is a lot of land. With that comes opportunity to buy a home with a descent lot. Homes start in the mid $600,000’s, and for a starter family, this is a great place to raise a family. Close to Golden Ears Park, you will always have something to do.
